1. How often should paver sealing be done in Florida?
Most Florida homeowners should plan to reseal every two to three years. The state's UV intensity, humidity, and rainfall accelerate the breakdown of sealers significantly compared to northern climates, where a seal coat might last four to five years. If your pavers are showing faded color, joint erosion, or water is no longer beading on the surface, it is time to reseal regardless of when the last job was done.
2. What is the difference between a wet look and a natural matte finish?
A wet look sealer deepens and enriches paver color, giving the surface a glossy, just-rained-on appearance. It works well for pool decks and entertainment areas where a polished look is the goal. A natural matte finish preserves the original color and texture without added sheen, making it a better fit for driveways and walkways or any property with a more traditional aesthetic. Both provide equivalent UV and stain protection.
3. Why use a water-based sealer instead of a solvent-based one?
Solvent-based sealers sit on top of the paver surface rather than penetrating it. In Florida's heat and humidity, trapped moisture under a surface sealer causes it to cloud, turn white, or peel. Water-based sealers penetrate the paver, protect from within, and allow the surface to breathe. They will not yellow over time, are safer to apply near pools and landscaping, and perform significantly better in Florida's climate long-term.
4. How long before I can use my pavers after sealing?
You can walk on sealed pavers after four hours. Patio furniture can be returned after 24 hours. Vehicles should stay off the surface for 48 to 72 hours. Pool water is safe after 24 hours.
